SPR City Chennai Announces Price Hike for Premium Homes After Vijayadashami

SPR City Chennai announces a post-Vijayadashami price hike of Rs. 5 lakh to Rs. 15 lakh for premium homes as Sky Towers reaches 75% sales and Highliving District records 95% sales amid rising development costs.

=SPR City, Chennai’s integrated township in Perambur, has announced an upcoming price revision for its premium residential properties in the Highliving District and SPR Sky Towers, citing strong homebuyer demand, limited inventory and rising land and construction costs. Prices will increase by Rs. 5 lakh for 2 BHK residences, Rs. 10 lakh for 3 BHK residences and Rs. 15 lakh for 4 BHK residences after Vijayadashami.
The revision comes as 75% of residences in Sky Towers have been sold, while the Highliving District is 95% sold out. The sales figures reflect sustained buyer interest in the township’s residential offerings, with limited inventory remaining, particularly in the Highliving District.
According to the announcement, the revised pricing takes into account inflationary pressures and rising land costs across Chennai, alongside increasing construction expenses. Periodic price revisions are considered necessary to support the project’s long-term financial sustainability while maintaining its planned quality and scale.
SPR City offers an integrated township experience that combines residential communities, retail destinations, educational institutions, healthcare facilities, landscaped spaces and lifestyle amenities within a single urban ecosystem. The development is designed to bring multiple aspects of urban living together within one destination in Perambur.
The company said pricing will be reviewed periodically in line with market conditions, construction costs, inflation and future project requirements. Further revisions may be considered in the coming months, depending on how these factors evolve.
For prospective homebuyers, the period before the revised prices take effect after Vijayadashami provides an opportunity to purchase residences at current prices. With inventory becoming limited, particularly in the Highliving District, buyers seeking their preferred residential configuration at existing prices are encouraged to act promptly.
The upcoming price revision reflects SPR City’s approach to balancing continued customer demand with the evolving costs of developing a large-scale integrated township in Chennai. The extent of sales across Sky Towers and the Highliving District, along with the proposed increases across 2 BHK, 3 BHK and 4 BHK residences, marks the next pricing phase for the development.
SPR City is an integrated township in Perambur, Chennai, envisioned around the philosophy of Work, Live, Play, Learn and Commune. The development brings together residential communities, retail destinations, educational institutions, healthcare facilities, landscaped spaces and lifestyle amenities to create a comprehensive urban living destination.
